Job Duties:
10 years plus property manager experience in commercial retail real estate.
• Coordinate and facilitate tenant move in and move outs
• Manage all tenant rent rolls
• Coordinate the handling of all tenant maintenance and repairs
• Facilitate all communication of events and tenant promotions
• Understand and Explain CAM allocations to tenants
• Assure proper insurance coverage
• Coordinate and hire janitorial and landscape maintenance services
• Work towards 100% tenant occupancy by being proactive in replacing existing tenants
• Anticipate and deal with tenant issue before they are problematic
• Attempt to fill properties with quality tenants that have a high probability of success
• Advertise for and screen tenants applicants
• Handle eviction process when necessary
Job Requirements:
• College degree or higher experience required
• Thorough understanding of the property management
• Industry resources such as brokerage network, market trends & movements, etc
• Motivation to achieve
• Superior verbal & written communication skills
• Ability to effectively interface with prospects, brokers and tenants
• Sales or Brokers license. Advanced industry designation preferred (CCIM, CPM, RPA, MRED, etc)

Job Duties:
• Accountable for sales of new items, category reviews, strategic volume and promotional planning, sales goals, budget adherence, and execution of sales/marketing initiatives
• Development of Regional Sales Accounts annual/quarterly business plans
• Identify brand/category development opportunities, communicate and resolve account issues/solutions through sales/marketing management team
• Develop, implement and monitor retail pricing, distribution, shelving, and promotion strategies
• Create and implement sales and marketing plans that target specific demographic opportunities among consumer segments which leverage Regional market penetration
• Be an expert in the category dynamics for all categories in which we compete
• Work with internal category management and broker partners to develop account specific category management, brand development, and category review presentations
• Effectively manage trade spending, deductions, and credit management by working closely with Finance and Customer Service
• Approximately 50% out-of-state travel required
Requirements:
• Education: BA/BS degree, preferably in business/economics
• +5 years of experience in managing Regional Accounts in natural markets, such as Whole Foods, Sprouts, UNFI, Safeway HQ ; category management roles in the CPG Food industry
• Strong natural markets background is a plus
• +10 years of experience in relevant trade
• Excellent knowledge of Nielsen, IRI, and category management
• Must be proficient in Microsoft Office Suite (Excel, Word, and Power Point)
